Seasonal Strategy
- Peak Season (December – April): Highest demand period. We set aggressive pricing, enforce minimum stays of 3–5 nights, and close single-night gaps that reduce revenue. Early booking discounts are used selectively to lock in revenue before the season begins.
- Shoulder Season (May – June, November): Transitional months where Tulum still draws visitors but demand softens. We taper rates gradually rather than dropping sharply, and reduce minimum stays to 2–3 nights to maintain occupancy.
- Low Season (July – October): Summer heat and hurricane season reduce demand across all of Tulum. We prioritize occupancy over rate, reduce minimums to 1–2 nights, and actively target budget-conscious travelers and longer-stay digital nomads.
- Sargassum Season Overlay: When sargassum forecasts indicate significant beach impact, we proactively adjust beachfront and beach-adjacent properties to set appropriate expectations and remain price-competitive.
